What is Aero on 24th?

It’s a top-quality Gainesville community designed especially with University of Florida students in mind. Aero features a variety of spacious, furnished apartments and townhomes plus a full set of community features such as a resort-style pool with cabanas and hammocks, luxury clubhouse with fitness center and study rooms, and more. All just minutes from campus.

Is Aero on 24th part of the University of Florida?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Aero has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at Aero pays a flat rate that includes:

  • Furnishings
  • High-speed Internet
  • In-unit laundry
  • Community features – pool, fitness center, etc.

What size are the homes?

The spacious accommodations at Aero range from 1, 2 and 4 bedroom apartments as well as two-story 2-bedroom townhomes, with a private bathroom for each bedroom.

Are the homes furnished?

Yes, all apartments at Aero have a furniture package that includes a full-size bed, desk and chair and under-bed dresser drawers. The living room comes with a sofa, chair, coffee table and entertainment stand. The kitchen comes equipped with bar stools, too. When do the contracts start and end?

The standard term is August 16, 2024 to July 25, 2025, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

Each resident must pay an administrative fee for each contract year. This fee is reduced significantly if the resident provides a qualifying guarantor (often a parent) for their financial obligations under Housing Agreement.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Aero offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Aero on 24th?

Your living costs at Aero can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Aero. Normal payment deadlines will continue to apply.

Is Aero on 24th open to non-students?

Nearly all the residents at Aero are students at the University of Florida and the per-person contracts are also designed with students in mind. Residents/families with children are welcome. There is no extra cost for minor children in the care of adult residents, other than regular charges for each bedroom space selected by the resident. A minor occupying a bedroom space rented by a parent, guardian or person with legal custody is not considered a breach of the Housing Agreement or a violation of the rules. Aero is an Equal Opportunity housing provider and welcomes applications from non-students. In order to match student roommates in shared apartments, we will request roommate consent for any non-student occupants.

What kind of safety and security are provided?

Aero has a monitored fire-sprinkler system, along with electronic locks plus individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Aero is a pet-friendly community, subject to limits on animals and breed. The community is smoke-free in all indoor and adjacent spaces. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Aero?

What other transportation options will I have?

Aero is just blocks from the southwest corner of the UF campus. Five bus lines from Gainesville RTS stop within as little as a quarter-mile from Aero on 24th, and run to the center of the UF campus as often as every 10 minutes.
