What are Individual Leases?

Individual leasing means peace of mind for you. Your financial responsibility is only for your space unlike many apartments or rental houses where a joint lease is signed. If a roommate transfers to another school or moves out of Aero for any reason, you do not have to worry about having to cover their portion of the monthly installment. This is just another reason why Aero is a University of Florida and Santa Fe student’s best housing option!

What if I have a problem with my apartment?

Our maintenance staff will respond to your student’s maintenance issues quickly and professionally. Aero offers 24-hour emergency maintenance as well so that your student’s comfort is not affected. Call in your request to the office during business hours or put in a maintenance request 24/7 through the resident portal app or website.

What living options are available?

Aero offers many spacious floor plan options so you will easily be able to find one to suit your needs. We have one-bedroom, two-bedroom, and four-bedroom apartments. They each have their own bedroom and bathroom. Your rent includes utilities (water, sewer, trash), wired and Wi-Fi Internet, furniture, access to Aero amenities, and so much more!

Do I have to find roommates before signing?

If you do not have a roommate in mind, we can find you one! Each resident at Aero will fill out a Roommate Matching form so that we know what they are looking for in a roommate. During the summer, our team spends weeks looking at these preferences and matching you with the best roommate we can find!

Do you host activities at Aero?

While the main focus of your college career will be about graduating and getting a fulfilling job, you also need to have fun along the way. At Aero, you will create life-long relationships and connections that will make you even more successful. Our staff plans monthly resident events to get you and your neighbors involved. We want you to succeed, and that’s why we thought of them while designing Aero as a Living-Learning environment!

What is included in the monthly installment?

Aero’s installment-based leasing makes life easy. Your monthly installment includes: utilities (water, sewer, trash pickup), premium cable, Wireless Internet, washer & dryer, access to all of Aero’s amenities, and a wonderful staff that is there to help you anytime you need them.

Do you have a roommate matching system?

Yes, we offer a roommate matching system. If you don’t have anyone in mind that you would like to live with, let us match you up with someone! There is a Roommate Matching Sheet that you will fill out to let us know more about what you’re looking for in a roommate. Then, we spend weeks in the summer figuring out the best match for you based on that information.

When is my monthly installment due?

Your payment is always due in the form of a monthly installment on the 1st of the month. You can pay up front (due August 1), in semester installments (due August 1 and January 1), or in twelve equal installments (due August 1 and on the first of the month for the next 11 consecutive months).

How do I pay my monthly installment?

  • Pay with a personal check, money order, or cashier’s check.
  • Pay with a credit card online through Aero’s Resident Portal. Service fee may apply.*
  • Have your financial institution automatically deduct the monthly installment from your bank account each month to send in payment.
  • Pay with an E-Check online using your resident portal free of charge!

Do you allow pets?

Aero is pet friendly! If your student brings a furry friend Aero offers pet rent of $30 a month, a $150 nonrefundable fee, and a $150 refundable fee. Please contact the Aero Management Team for further details!

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

Aero’s insurance will not cover your personal belongings. Renter’s insurance is required for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen.

What if I need maintenance in my bedroom or apartment?

If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.

What furniture is provided?

Aero is a fully-furnished community, saving you money! Each student will have a full-sized bed, large desk and chair, under bed dresser drawers, full–size closets, and private bathroom. The living area comes with a comfortable couch, chair, coffee table and an entertainment stand. The kitchen comes fully equipped with quartz countertops with an extended bar area with bar stools provided, stainless steel like appliances, full-size refrigerator with icemaker, dishwasher, and washer & dryer.

How do I receive mail and packages?

Your mail will be delivered to your apartment’s mailbox located on Aero’s property. Aero will also have an innovative package pickup area located in the clubhouse for our residents to enjoy 24/7. Some carriers may deliver to your apartment door.

How close are you to campus?

We are located near the main west side entrance of The University of Florida. You are only steps away from campus and the Southwest Rec Center. Aero is conveniently located on SW 24th, giving you direct access to UF’s campus, Butler Plaza, and multiple RTS bus routes all without any traffic inconvenience at all!

What type of parking is available at your community?

Aero offers plenty of onsite car, scooter, and bicycle parking options. Our parking is free and on a first come first park basis, but can be upgraded to reserved parking for only $20 per month.  If you would like to reserve a spot for your student, please contact the office for further details.

What do I need to bring to my new apartment?

We suggest that you bring:

  • Bedding for a full-sized bed.
  • Toiletries.
  • Dishes/Cookware.
  • Decorations to make your new room feel like home!

What kinds of events do you have at Aero?

Aero has resident events that range from social gatherings, UF Athletic Watch Parties, and study groups. Not only is there free food and giveaways at most events, but it’s also a great way to meet people! Health and Wellness is also important to the team at Aero, which is why we have fitness and nutrition classes available for all of our residents.

When will Aero be ready to move in?

Aero on 24th will accommodate move-ins as early as April 25th, 2020. If you do not elect to move-in during the summer, all standard leases begin August 1, 2020. *Dates for future leasing terms will be established at a later date.

Are leases for families with children available?

Yes. The property’s policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.
